Engage us early; engage us often. We want to be part of your core pre-construction team as soon as possible in your project. Whether you have some land looking for a project, or a project looking for some land, we can leverage our skillset and network to get the project moving.
“Buy land, they’re not making it anymore.” True, but with LD2003 and Portland’s Recode, they are making more buildable land. Let us connect you within our network to find the right spot to build your dream home, an ADU for your aging parents, or something else entirely.
Stay tuned for the launch of our Infill Marketplace (name suggestions welcome) that will facilitate transactions for off-MLS backyard real estate transactions.
Land Acquisition

Any real estate development project is subject to a multitude of constraints. Knowing early in the project which constraints pose the greatest risk to the success of your project will enable you to focus your resources efficiently. Starting with a high-level feasibility assessment is a cost- and time-efficient way to evaluate what can be built where on a property of interest. Here, we focus on zoning restrictions, environmental regulations, property rights issues, and financial pro forma to ensure a project can be built.
Feasibility Assessment

From coordinating site survey and design to drawing trim details for a vented overroof, our team can coordinate all aspects of site, architectural, and MEP design. We pride ourselves on taking a holistic approach to your project, continually sanity-checking across the many risks identified in the feasibility assessment stage, with frequent check-ins with you, the client, to keep you in the know and in the black.
For the right combination of client, project, and builder, we can also offer architectural design and drafting services.

Is the idea of building in Portland daunting to you? It’s not to us.
Understanding the entitlement process requirements will enable you to focus your efforts (and money) where it matters. A structural engineer stamp may not be required for single family residential development, but the time it saves you through the permitting process may be well worth it in terms of avoided rent, loan interest payments, and headache.
We can help identify required permits, variances, approvals, etc. needed to make your project a reality, and coordinate the various external professional services needed to make sure you start your project on-time and on-budget.

Owner’s Representation
At Landform, we take a design-build approach to the entire development process. With our team at the helm, we link together surveyors, engineers, designers, and tradespeople as if they were all in-house at the same firm, saving you time, money, and the cross-discipline tensions that can plague more siloed projects.
Just because you have broken ground on your project doesn’t mean our job is done. We can function as your agent and advocate through the entire build process, making sure that what is getting built matches your vision and budget.
For the right combination of client and project, we can also offer general contracting services.
